It’s funny how often people ask me: “What should I invest in next?”

And I always give the same answer: It depends—but Albania’s changing fast, and if you know where to look, there are real gems waiting.


 

I’ve been living in Saranda for more than a decade now. I’ve watched the region go from sleepy coastal town to a buzzing hotspot with yachts in the harbor and foreign investors scouting plots in villages that, just a few years ago, barely had paved roads.


 

And honestly?

I love it.


 

Not just because I sell Saranda apartments for sale, or because I’m knee-deep in beachfront property listings daily. I love it because I get to witness the evolution of a country that’s just beginning to show what it’s capable of.


 

So, if you’re planning for the next 5 years—whether you’re an investor, entrepreneur, or someone just dreaming of a more Mediterranean life—these are the sectors in Albania to keep a close eye on.


 


 

1. Real Estate (Still #1 in My Book)


 

Let’s start with the obvious: real estate.

But not just any real estate—the Albanian Riviera is where the smart money is going.


 

Last week, I showed a client a luxury duplex in Ksamil (this one, actually) and their jaw literally dropped when we stepped onto the balcony. Full sea view. You could even hear the waves. They looked at me and said, “Why is this still affordable?”

My answer?

Because the world hasn’t caught up yet.


 

We’re still in that sweet spot—prices are rising, but compared to Greece or Italy, Albania offers massive value. Especially places like:

Borsh, where a beachfront villa with a private pool is still within reach (check out our project here)

Saranda’s hills, where you get panoramic sea views and modern buildings at a fraction of the price in Dubrovnik

Ksamil, which I sometimes joke is our little Albanian “Mykonos”


 

Tourism is expanding. Infrastructure is improving. And with the new Port of Saranda project moving forward, we’re likely to see even more international visitors—and buyers.

2. Tourism (But Think Beyond Hotels)


 

Sure, hotels are booming.

But the real opportunity? Experiential tourism.


 

Small boutique guesthouses in old stone villages. Farm stays near Tepelena. Glamping sites above Lukova. These are the things people are starting to ask me about. And not just locals—foreigners are asking how to buy land for a vineyard retreat or how to renovate an old home with a mountain view.


 

One of my clients from Germany asked to see a small ruin in Qeparo last month. He plans to turn it into a digital detox retreat. No WiFi, just views. I laughed at first, but then I realized: he’s onto something.


 

Also, food tourism is growing fast. If you’ve ever eaten at the little taverna near the beach in Borsh—the one with no sign, just grilled fish and lemon—then you know what I mean. People are hungry for authenticity, and Albania delivers.


 


 

3. Digital Services & Remote Work Infrastructure


 

Now here’s something not everyone sees coming:

Albania is quietly becoming a haven for remote workers and digital entrepreneurs.


 

We’ve got:

Low cost of living

Reliable high-speed internet

Sea views from your laptop

And a growing number of co-working spaces popping up, especially in Tirana and even here in Saranda


 

I’ve met more than one foreign client who originally came for vacation, then bought a seaview apartment and now runs their e-commerce business from their balcony.


 

The government is (slowly) introducing remote worker incentives. There’s even talk of special visas for long-term stays. This is a space to watch—and invest in.
