I’ve lived in Saranda most of my life. And while I’ve traveled, worked with clients from all over Europe, and even spent a few cold weeks in northern cities, one thing keeps pulling me back: the light.  


 

Here on the Albanian Riviera, the sun doesn’t just shine—it defines the way we live. From the pace of our mornings to the shape of our homes, and even the kind of real estate that makes the most sense to invest in.  


 

I remember last February—still winter, technically—I had a client from Belgium who came to visit a few properties. We were standing on the balcony of a seaview apartment in Ksamil. It was about 17 degrees, the kind of temperature they don’t see until late spring. She looked at me and said, “You live like this all year?”  

I laughed. “Not all year… but close.”

In Saranda, people don’t rush their coffee. Especially not in the morning. It’s a ritual—sitting in the sun, looking out over the bay, talking about everything and nothing. That warmth… it’s part of the culture.  


 

And it shapes the homes, too. Large balconies. South-facing windows. Sliding glass doors. Rooftop terraces. Homes here are built to take in the sun, not block it out.  


 

Last week, I showed a couple from Germany a duplex in Ksamil. When we stepped out onto the private terrace and the sunlight hit, the husband said, “I think I understand why people move here now.” They were looking for an investment—but I could tell something shifted. It wasn’t just business anymore. It felt like a personal dream waking up.

Albania’s Mediterranean climate isn’t just good for your mood—it’s good for your wallet, too.  


 

In the real estate world, seasonality matters. In many countries, winter kills the rental market. But in Saranda, Ksamil, and Borsh, we’re seeing year-round interest from expats, remote workers, and retirees. Why? Because even in January, it’s still bright. Still walkable. Still beautiful.  


 

That’s why beachfront property here performs well long-term. You don’t just rent it out for July and August. You attract clients in April, October, sometimes even New Year’s.

The sun affects more than just what gets booked on Airbnb. It shapes the way homes feel . 


 

In southern Albania, you’ll see the influence of Greek and Italian design—white facades, arched windows, light stonework. It’s not just for looks. These features reflect sunlight, keep interiors cool, and create breezy, open spaces perfect for long lunches and evening wine. 


 

One thing I’ve noticed? Foreign buyers love the simplicity here. Open-plan kitchens that lead out to the veranda. Outdoor showers. Clay pots with basil and lemon trees on the patio. The little things that make life under the sun feel slower… and better. 


 

There’s a small taverna near Borsh beach—no sign, just some plastic chairs and a grill in the back. Tourists walk right past it. But I take my clients there sometimes after a viewing. The owner doesn’t speak English, but he’ll bring out the best grilled sardines you’ve ever had. Moments like that stick with people. They stop seeing Albania as “cheap” and start seeing it as real . 


 

 


 

A Quick Tangent About Winter 


 

People always ask me if Saranda gets cold in winter. Not really. Sure, we have a few chilly days, and yes—some buildings still need better insulation. But the sky stays clear. The air is fresh. You don’t get that long, grey, heavy winter that hangs over northern Europe. 


 

The sea still shines. The cafés still buzz. Life goes on—just with a scarf. 


 

And that’s what makes this area so livable, not just visitable. 


 

 


 

The Future of the Riviera 


 

I truly believe Saranda offers the best value on the entire Mediterranean coast right now. I say that as someone who’s watched this place grow from a sleepy town to a destination that rivals anywhere in southern Europe—without losing its soul. 


 

The infrastructure is improving. The quality of construction is rising. And there are still affordable properties if you know where to look.
