How Much Have Property Prices in Albania’s South Increased in the Last 5 Years?

If you’ve been watching the Albanian real estate market, you’ve probably noticed that prices in the south—especially in Saranda, Ksamil, and the surrounding coastal areas—have been rising fast. Five years ago, you could still find sea-view apartments at surprisingly low prices, but today, the story is different. Investors have caught on, tourism has exploded, and demand for coastal properties is at an all-time high.


 

So, how much have prices actually increased? And is it still a good time to invest? Let’s break it down.


 


 

Saranda: From Affordable to Premium


 

Five years ago, you could find a modern apartment in Saranda for as low as €700-€800 per square meter—even with a sea view. Those days are gone.

Today, average prices range from €1,500 to €2,500 per square meter, depending on location, view, and building quality.

In premium locations, like Butrinti Street or right on the beachfront, prices can exceed €3,000 per square meter.


 

Why? Because Saranda is no longer a hidden gem—it’s a prime destination for both foreign buyers and Albanian investors. The city’s infrastructure has improved, tourism numbers have skyrocketed, and rental yields are strong, especially in peak season.


 


 

Ksamil: The Price Boom No One Saw Coming


 

Ksamil was once a quiet village with cheap land and budget-friendly holiday homes. Now, it’s one of the hottest property markets in Albania.

In 2019, you could buy land in Ksamil for €50-€100 per square meter.

Today, land prices easily reach €400-€600 per square meter—and that’s if you can even find available plots.

Apartments that were selling for €900 per square meter five years ago now start at €2,000+ per square meter, especially if they’re close to the beach.


 

The driving force? Tourism. Ksamil is now frequently compared to Santorini, and with new luxury developments popping up, prices are expected to keep climbing.


 


 

Borsh & Lukova: The Next Big Thing?


 

While Saranda and Ksamil have already gone through their price surges, places like Borsh and Lukovaare just starting to gain serious attention.

In Borsh, land is still relatively affordable compared to Ksamil, but prices are increasing as new luxury villa projects are being developed.

Beachfront villas are now selling for over €500,000, whereas five years ago, similar properties were half that price.


 

What’s driving this? More people are looking for quiet, untouched coastal areas, and with better roads and growing interest from foreign investors, Borsh is quickly becoming a high-end destination.
