Is Borsh the Next Big Investment Opportunity on the Albanian Coast?

The short answer first: Borsh still has room to grow, because it's quieter, more natural, and far less worn-out than some other parts of the coast.

I'm starting straight at the point, because this is a question I get almost every week. Clients from Germany, from Italy, sometimes Albanians from the diaspora who want to come back home — they've all heard the name Saranda, they've seen Ksamil on Instagram, but very few of them know where Borsh even is. And that's exactly where the interesting part of the story begins.

Why Borsh, and why right now

I live and work in this region, and have for years, so trust me when I tell you: I've watched prices in Saranda nearly triple in just a few years. Ksamil is beautiful today, but it's become expensive. Crowded. Worn-out, as we say around here.

Borsh is different.

It's the kind of place where you still hear only the sound of the sea and the occasional tractor rolling down the village road. The pebble beach, water so clear it looks like someone cleaned it by hand. Olive groves that run almost all the way down to the shore — and yes, those olive groves have value, because Borsh olive oil is some of the best in all of Albania. The locals are proud of it, and rightly so.

This is the part a good investor understands immediately: where there's still untouched nature and reasonable prices, there's room to grow. The Albanian coast is heading in a clear direction. What happened in Saranda is slowly starting in Borsh.

A little story from last week

A few days ago I took a Dutch couple to see a property near Borsh. They'd arrived with the idea that they wanted something in the center of Saranda, full of light and noise. But when we got out of the car and they saw the sea from up on the hill, the wife didn't say a word for almost a full minute. She just looked. Then she turned to me and said, "I didn't know Albania had places like this."

That right there is why I love this job. It's not just selling square meters. It's showing someone something they weren't expecting.

And a practical tip, while I'm thinking of it whenever I bring clients to view properties in Borsh, we always stop at a small taverna near the beach, the kind tourists usually walk right past. Fresh fish, a little local wine, and the conversation just flows on its own. I've closed more deals at that table than in any office.

Saranda is still the heart of the southern coast. It's where you've got the life, the restaurants, the port with the ferries coming in from Corfu, and that energy of a real seaside town that Borsh doesn't have — at least not yet. For someone who wants a seaview apartment and city life, Saranda apartments for sale remain a very strong investment. Prices have gone up, yes, but I'll be honest with you: when you compare them to Spain, Italy, or Croatia, the Albanian Riviera still gives you the best value on the entire Mediterranean. I believe that with all my heart, and I'm not just saying it because I work here.

So the choice isn't Borsh versus Saranda. They're two different things for two different kinds of buyer. One person wants the calm of Borsh. Another wants the beautiful noise of Saranda. Both are good.

What you should know before buying in Borsh

A few practical things, from experience, not from textbooks.

First , the infrastructure is improving, but not at the same pace as Saranda. The new coastal road has changed access a lot, but some areas still need a car. That's not necessarily a bad thing; it's precisely what keeps Borsh quiet.

Second , properties with land matter in a special way here. A villa with a bit of olive grove around it isn't just a home, it's a piece of the real Albania. But always, always check the documentation and the land ownership with someone who knows local law. I'm very direct with my clients about this, because a boring question today beats a real problem two years from now.

Third , affordable properties in Borsh still exist, but the window is narrowing. The prices you see today won't be there in three or four years. I've watched enough cycles in this market to say that with confidence.

One last thought (and a bit of nostalgia)

When I was a kid, the south of Albania was a place only family came to. Few tourists, few foreigners. Today I see couples from all over Europe sitting on our beaches asking how they can become part of this place. It makes me proud, honestly.

Borsh is where Ksamil was ten years ago. And if you ask me , yes, it's the next opportunity. But not forever.
