The best places to stay in Saranda and Ksamil this summer are the properties that give you more than a nice bedroom: choose somewhere with easy beach access, reliable parking, outdoor space and, ideally, a view you will still remember after the holiday is over.

I have lived and worked around Saranda for years, and I have seen hundreds of holiday apartments, villas and so-called “luxury” rentals. Some really are special. Others simply photographed well for ten minutes on a cloudy Tuesday.

The difference becomes very obvious once summer arrives.

A beautiful apartment may feel less beautiful when you spend 25 minutes looking for parking. A “central” location may not be so convenient when music continues until after midnight. And a cheap room can quickly stop feeling affordable when you need taxis every morning and evening.

So, instead of creating another generic list of places with white furniture and blue cushions, I have selected several properties that offer something genuinely useful: privacy, beach access, a swimming pool, a large terrace, a peaceful setting or a location that makes your holiday easier.

A few are in Saranda and Ksamil. I have also included one villa in Borsh and a countryside home just outside Saranda, because sometimes the best stay is slightly away from the busiest streets.

1. Brand-New Luxury Villa with a Private Pool in Borsh

Let me begin with the newest property on the list: the Luxury Villa in Borsh with a Private Pool.

This is a completely new, three-storey villa that has never previously been lived in or rented. It accommodates up to six guests and includes three bedrooms, three bathrooms, a private swimming pool, a private garden and two dedicated parking spaces. One bedroom has an ensuite bathroom, while the sleeping arrangements make it practical for both families and groups of friends. Borsh Beach is approximately a five-minute drive away.

What I like most here is the privacy.

In many coastal developments, the swimming pool is shared with twenty or thirty other apartments. That is not necessarily a problem, but it creates a very different holiday. Here, the pool, garden and outdoor areas belong exclusively to your group.

Borsh is also a different experience from Ksamil. It is longer, more open and generally feels less compressed. Even during the busy summer period, you can still find parts of the beach where you do not feel as though everyone is sitting at the same table.

A small local tip: when driving through Borsh, do not only look toward the beach. The older village rises above the main road, beneath Borsh Castle, and the view back toward the Ionian Sea is worth the detour. Go around sunset. Take it slowly, because some of the roads are narrow.

Then stop for a proper Albanian dinner. Grilled fish, village salad, a little cheese and something the owner will insist you try even though you did not order it. This happens often here.

2. Beachfront Luxury Retreat with a Private Pool and Beach

For travellers who want a premium seafront experience without leaving Saranda, the Beachfront Luxury Retreat with Private Pool and Beach is one of the strongest options.

The residence has two bedrooms and two bathrooms and can accommodate up to five guests. It also provides access to a swimming pool and a private beach, while its position allows guests to enjoy the coast without travelling across town every day. This is the sort of property I recommend to people who tell me, “We want to relax, but we still want Saranda nearby.”

You can enjoy the water during the day and still reach the city’s restaurants and evening atmosphere without turning every outing into a road trip.

Recently, I accompanied a family to a seafront residence in this part of Saranda. They had been viewing photographs online for weeks, but when they walked onto the balcony and saw Corfu across the water, everybody became quiet. Even the children. That reaction reminded me why a real sea view is not just another feature written in a listing—it changes how a place feels.

The terrace is the real selling point. You can have breakfast outside before the beaches become busy, return for a quiet afternoon and then have dinner under the evening sky. In summer, that extra private space often matters more than having another room you barely use.

Here is something people only understand after staying in Ksamil: distance should not be measured only in kilometres. A property may be very close to the beach on a map, but the road, parking situation and slope can make a difference. Walking is usually the easiest option in the central area.

Also, visit Butrint early in the morning rather than in the middle of the day. It is cooler, calmer and you will enjoy the archaeological site properly instead of rushing from one shaded corner to another. Butrint is one of Albania’s most important UNESCO-listed destinations and sits only a short drive south of Ksamil.

4. Blissful Oasis Retreat in Ksamil

Not everybody wants a modern penthouse. Some travellers want a small home, a little greenery and enough privacy to feel separate from the summer crowds.

The Blissful Oasis Retreat offers an entire one-bedroom home for two guests, with a double bed, sofa bed, kitchen, workspace, beach access and free parking. It has a 4.75 rating based on 12 reviews, with previous guests frequently mentioning the view, location and hospitality.

This is a good choice for travellers who want the Ksamil experience without staying in a large apartment block.

Parking deserves special attention. I know it is not the most romantic thing to discuss in a summer guide, but in Ksamil, secure or convenient parking can improve your holiday considerably. In August, drivers sometimes circle the same streets several times while one family member guards a possible parking space. It becomes a team sport.

With free on-site parking, you avoid much of that stress.

You can leave the car, walk to the beach and return home when you have had enough of the crowds. Simple. Useful.

5. Luxury Studios Steps from Flamingo Beach

For travellers searching for a practical base near the water, Luxury Studios – Steps from the Beach offers accommodation near Flamingo Beach in the southern part of Saranda.

The property is around 200 metres from the beach and offers Wi-Fi, air conditioning, balconies or terraces in selected rooms, a garden and free private parking. The city centre is approximately 2.6 kilometres away, making this more suitable for guests who prefer the beach area over staying directly beside the central promenade.

This part of Saranda works particularly well for travellers who plan to divide their time between Saranda and Ksamil. You are already positioned on the southern side of the city, meaning you do not always need to cross the centre before heading toward Ksamil, Pasqyra or Manastir Beach.

Flamingo and Mango Beach become lively in summer, especially later in the day. If you prefer quiet evenings, ask for a room facing away from the busiest road or entertainment areas.

One minor tangent, because tourists ask me this constantly: Saranda’s promenade is lovely, but you do not need to stay directly on it to experience the city. In fact, many of the best seaview apartments are found along Rruga Butrinti and the surrounding coastal neighbourhoods. You can visit the promenade for dinner, take your evening walk—the traditional xhiro—and then return somewhere slightly calmer.

Albanians take the evening walk seriously. You may see three generations of the same family walking together, dressed much better than anyone should be dressed in that heat.

6. Peaceful Village Retreat Near Saranda

The final property is for travellers who want something completely different: the Peaceful Village Retreat near Saranda.

Located in Bregas, this private countryside home is around five minutes from Saranda by car. It accommodates up to five guests and offers two bedrooms, three balconies, panoramic views of the river and surrounding greenery, free parking and a fully fenced private property. There are even small farm animals, including goats and chickens, nearby.

This is not the typical “wake up and walk downstairs to the beach” option.

It is for a family with a car, travellers who value space, or people who want to explore the region during the day and return somewhere peaceful in the evening. The contrast is quite special: you can spend the afternoon among Saranda’s beach clubs, then drive a few minutes and hear almost nothing except the countryside.

Properties like this also show another side of southern Albania. The coast gets most of the attention, naturally, but the villages just inland still have gardens, animals, fruit trees and the slower rhythm many of us grew up with.

Do not be surprised if a neighbour offers you tomatoes, figs or something homemade. Refusing once is polite. Refusing three times is usually impossible.

How I Would Choose Between Them

For complete privacy and a special family holiday, I would select the new villa in Borsh.

For a premium beachfront property in Saranda, the two-bedroom retreat with private beach and pool is the strongest choice. Couples who want terraces, sunsets and the energy of Ksamil should consider the penthouse, while the Blissful Oasis Retreat offers a more intimate home-style stay.

The studios near Flamingo Beach make sense for travellers who value location and practicality. The Bregas countryside residence is the wildcard—and I mean that positively.

Your final decision should depend on how you actually travel, not only on which photographs look best. Are you bringing a car? Do you want nightlife or sleep? Will you cook? Are you comfortable walking uphill? Do you need a washing machine? These small questions matter.

A Final Thought from Someone Who Knows This Coast

I genuinely believe the Albanian Riviera offers some of the best value on the Mediterranean, especially when you compare the space, sea views and hospitality available here with more established destinations.

The same qualities attracting holidaymakers are also creating growing interest in Saranda apartments for sale, beachfront property and affordable properties suitable for personal use or seasonal rental. Many visitors arrive for one week and, before leaving, begin asking about seaview apartments and investment opportunities. I see it every summer.

But first, enjoy the holiday.

Drink your morning coffee slowly. Swim before breakfast at least once. Visit Ksamil early, see Butrint properly and drive north along the coast when you have time. And when somebody brings an extra plate of fruit or a small glass of homemade raki to the table, understand that it is not part of a marketing strategy.
