If you asked me this question five years ago, I probably would’ve given you a completely different answer.

Today? Some properties in Albania — especially along the Albanian Riviera and in Tirana — sell surprisingly fast. Sometimes much faster than foreign buyers expect. I’ve personally seen apartments receive serious interest within days of being listed, especially modern seaview apartments with parking, pools, or walking distance to the beach.

But of course, it depends.

The type of property matters a lot. The location matters even more. And honestly… the small details around the property can completely change how quickly it sells.

A simple apartment in an old building with no elevator? That’s a different story compared to a new beachfront property in Saranda with underground parking, sea views, and a rooftop pool.

And honestly, I understand why.

I truly believe Saranda offers some of the best value on the entire Mediterranean coast right now.

You can still find affordable properties with views that would cost two or even three times more elsewhere in Europe.

The Facilities Around the Property Matter More Than Ever

This part is important, and many sellers underestimate it.

Today’s buyers are not only buying square meters. They’re buying lifestyle.

They want parking. Elevators. Pools. Cafés nearby. Good roads. Walkability. Maybe a gym inside the residence. Fast internet too — especially now that so many remote workers are discovering Albania.

There’s this energy during summer evenings in Saranda… families walking by the promenade, music coming from beach lounges, waiters carrying fresh seafood plates while the sea reflects all the city lights. It feels alive.

Sometimes after property viewings, I stop with clients at a small seafood restaurant near Limani that tourists usually walk past without noticing. The owner still greets locals with “Hajde, ulu pak,” and somehow the grilled octopus always tastes better after a long day of apartment tours.

People sometimes think a property needs luxury furniture to sell fast. In reality, buyers today are much smarter. They calculate potential. They compare value. They think about ROI, rental income, future appreciation, and location first.

That apartment checked the right boxes.

I remember my phone literally not stopping after we posted it. Messages from local buyers, Albanians living abroad, even a couple of foreign investors asking if it was still available only a few hours later. By the evening, it was basically gone.

And honestly, situations like this are becoming more common in the Albanian Riviera market.

Especially for affordable properties that offer something genuinely useful — proximity to the beach, parking, a decent view, modern building standards, or simply a fair price in a market where values continue increasing every year.

That’s another reason why properties in Albania can move very quickly today when positioned correctly. Buyers know the market is changing fast, and when they see a real opportunity, many don’t wait anymore.

 

Tirana Has Become a Completely Different Real Estate Story

Honestly, Tirana surprises me every year.

If someone hasn’t visited in a while, they probably wouldn’t recognize parts of the city now. New towers everywhere. Luxury residences. International brands entering the market. Huge infrastructure projects.

And demand keeps increasing.

Unlike coastal cities, Tirana has year-round activity. Students, businesses, foreign companies, digital workers, families relocating from smaller cities… the demand never really stops.

That’s one reason properties there can sell very quickly too, especially modern apartments in good areas.

I remember driving through Tirana late one evening last winter and thinking how different the skyline looked compared to even five years ago. Crane after crane. Construction everywhere. Some people complain about it, of course — Albanians will always debate urban development over coffee for hours — but from an investment perspective, it shows confidence in the market.

And confidence attracts more investors.

And yet, compared to neighboring Mediterranean markets, Albania still feels early.

That’s why many buyers decide faster now than before. They don’t want to wait another three or four years and realize prices doubled again.

So… How Long Does It Take to Sell?

There’s no exact formula.

Some affordable properties in good locations with modern standards can sell incredibly fast — especially if they have sea views, legal documentation ready, and competitive pricing.

Luxury villas may take longer because the buyer pool is smaller. Older apartments without renovations usually move slower. Unique properties sometimes need the right buyer at the right moment.

But overall?

The Albanian real estate market today is far more active than many people realize.

Demand is stronger. Foreign interest is growing. Infrastructure keeps improving. And the standard of construction is rising year after year.

Honestly, it’s exciting to watch.

I’ve lived around this region long enough to remember when parts of the Riviera felt completely quiet outside July and August. Now you hear different languages year-round. Scandinavian investors. Italians. Polish families. Digital nomads drinking coffee by the sea in February.

Things changed quickly.

And I don’t think we’ve even seen the peak yet.

A well-positioned property with strong views, modern facilities, and realistic pricing can attract attention surprisingly fast today.

Especially in places like Saranda and Tirana.

The market is evolving every single year, and honestly, sometimes every single season. New roads open. New projects launch. Entire neighborhoods improve almost overnight.

That’s why I always tell clients not to look at Albania only for what it was. Look at where it’s going.

Because from what I’m seeing on the ground every week… it’s going somewhere very interesting.
