There’s something about the light here in the south of Albania.


 

If you’ve stood on a balcony in Saranda around 6:30 pm in July, you know what I mean. The sea doesn’t just look blue — it glows. You hear the gentle hum of scooters, the smell of grilled fish drifting up from a small tavern down the road, and you think… this place is special.


 

But here’s the thing: for years, I kept seeing properties that didn’t do justice to that view. Gorgeous location. Basic design. Wrong windows. Poor layout. Tiny balconies. No soul.


 

That’s one of the main reasons I started VivaView.


 

I didn’t just want to sell property in Albania. I wanted to build places that feel as good as the view looks. And after 15+ years in construction and real estate here in Saranda, Ksamil, and Borsh, I can say — we’re doing exactly that.

Not Every Sea View Is Equal


 

Let’s start with something simple: you can’t fake a good sea view.


 

You either have it… or you don’t. But even when you do — if the architecture doesn’t frame it properly, you lose the magic.


 

When we build, the first thing we consider isn’t how many units we can fit. It’s: where does the sun rise, and where does the sea hit the horizon?


 

Take the White Residence Villas in Borsh, for example. Every villa is angled slightly, just enough so you catch the Ionian blue through the olive trees when you wake up. Floor-to-ceiling glass in the right spots. Private pools that reflect that orange-gold sunset. Outdoor showers with just enough privacy, but still — that view.


 

And we don’t cram the layout. You won’t find narrow balconies or weird interior corners. Our clients want flow. Space. Air. And that’s exactly what they get.


 


 

We Live Here. That Changes Everything.


 

I’m not an investor flying in once a year. I’m here — every day.


 

I walk past our buildings on the promenade. I eat at the same local spots our buyers will eat in. Sometimes I’ll be having coffee near Limani, and someone walks up and says, “Hey, I saw your villa in Borsh. Can I see it this weekend?” That’s the kind of agency we are.


 

Because we live here, we know the things that matter but never show up on listings.


 

For example: we don’t build next to loud nightclubs (unless the property is meant to be rented short-term). We know which streets have the best winter sun, and which balconies get too windy in January. We know which beaches stay quiet even in August.


 

Small things — like how you can still get mussels from the lagoon in Ksamil if you ask the old guy at the pier. Or how the bakery in Kodër has the best fresh-byrek at 7:15am sharp.


 

That’s why our projects don’t just “look good.” They feel right.


 


 

Clients Want Real Value (Not Just Glossy Photos)


 

Last week, I showed a young couple from Sweden a penthouse in Ksamil. First thing the woman said was, “The photos were nice, but this… this feels even better in real life.”


 

That reaction reminded me why I love this job.


 

Because at VivaView, we never oversell. We don’t post fake renders with palm trees that don’t exist. We don’t stage photos with props that disappear after the shoot. What you see on our website is what you’ll actually find when you arrive.


 

It’s part of why so many of our buyers trust us. We design real places — homes, not photo sets.


 

And we’re upfront about the numbers too. A lot of foreigners ask: “Why are seaview apartments in Albania still so affordable compared to Greece or Croatia?”


 

Honestly, I don’t know how long it’ll stay this way. Construction prices are rising. Interest in the Albanian Riviera is growing fast. But for now, you can still get beachfront property with panoramic views — for less than half the price you’d pay across the water.
