This is probably the most honest question I get.
Not “what should I buy?” But… “should I buy now, or should I wait?”
And I get it. Nobody wants to feel like they rushed into something. Especially with real estate.
But here’s the thing I usually tell clients, sitting across from me with a coffee in Saranda:
Timing the market perfectly? Almost impossible.
Understanding the direction of the market? That’s where the real advantage is.
The Market Feels Different Now
If you’ve been following Albania even a little bit over the last few years, you’ve probably noticed something.
Things are moving faster.
More foreigners. More serious investors. More conversations that go beyond “just looking.”

Saranda, Ksamil, Borsh—these areas are not fully developed yet. Not even close.
That’s why I often say, and I really mean it: I truly believe Saranda offers the best value on the entire Mediterranean coast.
Because when you compare:

…the difference is still significant.
And markets don’t usually stay out of sync forever.
The “Wait and See” Trap
A lot of people tell me:
“I’ll wait one year… maybe prices will drop.”
I’ve heard this since 2019.
And almost every year since then, prices didn’t drop—they adjusted upward.
Not dramatically every month. But steadily.
I had a client who visited in 2022. Loved a property. Decided to wait.
He came back in 2024.
Same area. Same type of apartment.
Higher price.
He still bought—but he told me, “I should’ve just done it the first time.”
This is more common than you’d think.
But Let’s Be Honest—Not Everything Will Go Up Equally

Not every property will increase in value the same way.
This is where experience matters.
Because the difference between a smart purchase and an average one… is huge over time.
